The Theodore is a great fit for weddings, receptions, showers, birthday parties, corporate events, community gatherings, private dinners, celebrations, and other special events. If you can dream it, we can host it!
Your date is confirmed once the agreement is signed and the required deposit is paid. Reservations are booked on a first-come, first-served basis.
Fifty percent of the rental fee is due when you sign the agreement. The remaining balance is due on your event date.

If you cancel in writing at least 45 days before the setup date, fees paid other than the deposit and service charges will be refunded minus a 15% administrative fee. Cancellations made less than 30 days before the setup date forfeit the deposit.

Yes. A Wedding Package is $3,700 for the entire building, covering Friday at 3:00 p.m. through Sunday at 11:00 a.m.

Yes. The cleaning deposit is due at the beginning of the event. If the space is cleaned up properly and there are no damages or extra cleaning charges, the deposit will be returned at the end of the event.
Yes. If your event goes past the agreed end time, overtime is charged at $30 for each 15-minute period, or any portion of it.

Special Event Liability Insurance is required for all events with 40 or more attendees. It must be submitted no later than 10 days before your event.
Your policy must include at least $1 million in single-limit liability coverage and $2 million in general aggregate liability coverage. The Theodore must be named as an additional insured on the policy.

Yes, but if the alcohol is to be sold, it must be provided by a caterer with the required MLCC license, and that caterer must be approved by The Theodore.
No. Guests are not allowed to bring their own alcoholic beverages under any circumstances.
Yes. Caterers and outside vendors must provide a copy of their certificate of insurance, and caterers must also provide their catering license at least one month before the event.

Yes. You are welcome to personalize the space, but some decoration restrictions apply to protect the building and artwork.
Glitter, confetti, rice, and similar throw materials are not allowed. Decorations cannot be nailed, stapled, or tacked to the venue. Items may not be hung from cables or lights. Painters tape, masking tape, and command strips are allowed, but any damage caused will be the renter’s responsibility.
No open flames are allowed on site. The building is a historic property and must be protected from smoke and fire risks.
Yes. Unless cleanup service was arranged separately, you are responsible for returning the venue to the same clean condition it was in before your event.
Additional cleaning charges may be deducted from your security deposit, and you may be billed for any remaining balance.

The Theodore is a non-smoking. Smoking is only allowed in the designated outdoor smoking area. Smoking inside the building may result in forfeiture of the full security deposit and additional cleaning charges.
No. The Theodore is a drug-free facility. Disorderly conduct, illegal activity, or violations of venue rules can result in immediate removal from the property without refund.
